As part of the City Centre Vision, the £96m Albion Square development is a catalyst project and multi-million-pound city regeneration scheme in the heart of Hull city centre. 

Hull City Council is transforming a derelict and underused brownfield site into a high-quality mixed-use development which will increase footfall, add to the city centre living offer and boost Hull’s city centre economy.

The first phase of the development was complete in 2025, with the £18m Community Diagnostic Centre, predominantly funded by the NHS, welcoming thousands of patients annually, relieving the strain on acute hospitals whilst also creating around 100 local jobs.


It also features the historic Alan Boyson ‘Sponge Mural’, which is located within the Community Diagnostic Centre’s reception, previously installed between 1961 and 1963 in the Skyline Pantry restaurant of the former BHS building.


Now, the council is moving onto the next phase, with detailed negotiations ongoing with a preferred lead development partner for the remaining site that seeks to complete the whole project, with a formal announcement expected soon.


This will feature residential, commercial, leisure and cultural aspects in line with the city’s Local Plan.


The Shoal of Fish Mural formerly in the building’s ballroom is being refurbished and returned to site, whilst the Grade II listed Three Ships mural will remain in place and form part of the new residential scheme, as a tribute to Hull’s maritime heritage.
